First Time Buyers
Buying your first home can be a stressful experience and the whole process may seem daunting, complicated, and unfamiliar. This is where the team at Yellow Conveyancing come to the rescue! Our experienced staff can guide you through the process step by step, in a simple and understandable manner, whether it be a new build or an older property. We’ll also assist in claiming any Help to Buy ISA or Lifetime ISA’s and deal with your stamp duty relief where applicable.
New Build Properties
(including Help to Buy)
Our specialist new build team members are used to dealing with the tight exchange and completion deadlines which are often demanded by the builder. Through effective communication with the site offices as well as the developer’s legal departments, it is our aim to keep things running smoothly and keep everybody updated on the progress of your case. We also assist with Help to Buy Mortgages, ISA’s and part exchanges.
Shared Ownership
Shared Ownership is a process whereby you can purchase a share in a property, getting you on the property ladder without the initial price tag. These schemes are commonly offered by registered Housing Associations and your mortgage will be based on the value of the share you are buying and not the full market value, meaning you will need a lower deposit. You will, however, have to pay rent to the housing association in respect of their share. You will have the option in the future to increase your shareholding in the property, known as ‘Staircasing’, which we will advise you on as part of the conveyancing process. As you staircase, your rent to the Housing Association will decrease accordingly. Sounds complicated, right? That’s what we’re here for! Auction
Often described as the most risky property transactions, auction matters can differ greatly from your standard case. Additional factors include very stringent timelines to complete on a purchase and needing to compile your contact pack prior to the auction for a sale. Due to our experience with such matters, as well as our ability to act quickly, we come recommended by our local auction house and have a great relationship with them as we fully understand their requirements. When purchasing a property at auction it is always best to take legal advice on the auction pack before you commit to the purchase as when the hammer falls the contract is often legally binding and you stand to lose your deposit, as well as be liable for a potential damages claim, if you do not proceed to completion. When buying, our experts can advise you on the title to a property and will flag up any potential issues. If you are selling, we can prepare your auction pack and assist with the swift completion. Either way, you can be confident that when the hammer falls, you’re in safe hands.
Buy to Let Property

Re-mortgages and Transfers

Right to Buy
This scheme allows eligible Local Authority tenants to buy the house they reside in at a discounted price. Once you receive a right to buy offer from the council, we will be happy to help. The discount will be repayable to the Local Authority on a pro rata basis if you sell your home within 5 years of completion and you must offer the Local Authority first refusal if you sell within 10 years of completion. There is usually no exchange of contracts meaning we can assist you straight to completion and help you turn a house into your own home!
